The apartment layouts within Arthouse Private Residences are drawn to feel bigger than their footprints, using smart circulation and clear zoning to stretch every square metre. Central living areas are positioned to capture natural light for most of the day, while service spaces are tucked discreetly along the internal spine of the plan. Central living areas are positioned to capture natural light for most of the day, while service spaces are tucked discreetly along the internal spine of the plan. Storage is woven into the floor plan rather than bolted on, with built-in cupboards, niches and utility rooms positioned where they naturally belong. Across an indicative area of around 685.0, the layout aims to keep proportions generous where they matter most and compact where they can be. The planning logic reflects the stated mix of 1BR; 2BR, giving each sleeping space an obvious sense of address and privacy within the plan. The hand of VIVA Development is visible in the way circulation is resolved and how practical concerns are embedded quietly into the drawing. Bedrooms are grouped to form a quieter wing, buffered from the social parts of the home so that rest and privacy are naturally protected. Subtle shifts in ceiling height, window placement and doorway width help separate one zone from another without relying solely on walls. What emerges is a living framework rather than a fixed diagram, one that can be adapted, personalized and gradually made your own.
